How does the Base (Standard) Formula work?
Travel Vision's commission is 22% + VAT on revenue[cite: 14, 15]. We take care of marketing (Home Staging, photos, listings) [cite: 18], manage bookings, and welcome the guest[cite: 19, 20, 22, 23]. Taxation is calculated net of our fees and extra services (cleaning)[cite: 24, 25]. Utilities (electricity, water, etc.) remain your responsibility[cite: 26].
What does "Sostituto d'Imposta" mean?
It means you won't have to worry about tax bureaucracy for short-term rentals. We withhold and pay the Italian flat tax ("Cedolare Secca", 21%) directly to the State on your behalf, sending you the certificates at the end of the year[cite: 62].
How does the Invest formula work if I pay nothing?
We advance the necessary investment (painting, furnishings, complete restyling) to launch the house on the market[cite: 42, 43]. The investment is then recovered by applying a higher management commission for the first 18-24 months[cite: 48], after which we switch to your chosen standard plan.
If I choose the Security formula, when do I get paid?
The Fixed Monthly Rent is guaranteed every month, just like a traditional rental, regardless of actual occupancy[cite: 54, 55]. In addition, we grant you an extra 15% profit on net revenue[cite: 56, 57].
